OUR BUILD FEATURES
At Schalten Homes we take pride in building homes from the ground up with an unwavering commitment to excellence. Our construction process begins with a 10-inch thick, 20-inch wide continuous footer reinforced with rebar in accordance with IRC code, followed by an 8-inch thick, 8-foot high, continuously poured concrete foundation wall reinforced with vertical and horizontal rebar for added strength and durability.
At Schalten Homes, we take great pride in the quality of construction that goes into each home we build. We know that purchasing a new home is a significant investment, and we want to give our clients peace of mind by standing behind our product.
We use the latest technologies to ensure your home is built to last, including a Tough and Dry waterproof membrane with a 30-year waterproofing warranty and insulation board with an R10 value installed on the exterior of the foundation.
Our homes feature 2x10 floor joists, 3/4 inch Edge Guard subfloor, glued and nailed, 2x6 exterior walls and 2x4 interior walls glued and nailed at 16 inches on center, typical 2x10 window and exterior door headers, and 9-foot first floor walls. The exterior of our homes is built to withstand the elements, with 7/16 inch OSB exterior wall and roof sheathing, engineered roof trusses, and complete house wrap with all seams taped and secured with button caps.
The mechanicals of our homes are top-notch, with a 200-amp electrical service, complete HVAC system with gas furnace and forced air, and 2 zones, programmable thermostat, PEX hot and cold water supply system, and 50-gallon gas or electric hot water tank. Our insulation includes R21 in all exterior walls with caulk and seal package, R48 blown in insulation in the attic area, and R11 soundproof insulation in all bathroom and laundry room walls.
We also pay attention to the details of the concrete work, with 4-inch thick concrete in the basement with 6 mil plastic vapor barrier and smooth finish, 4-inch thick porch slab with 6 mil plastic underneath, and 4-inch thick garage slab with 6 mil plastic and wire mesh included.
The exterior of our homes are designed to be both beautiful and practical, with 30-year architectural asphalt shingles, seamless aluminum gutters and downspouts, vinyl soffit, facia, and front porch ceiling, vertical vinyl siding, J-channel trim on all windows and exterior doors, 9100 series Wayne-Dalton garage door, 7 D series double hung windows, Masonite exterior doors, and a 20-minute fire-rated exterior door located from the garage into the main level of the home.
Inside, our homes are finished to perfection, with 1/2 inch drywall on all interior walls except the garage, 5/8 inch drywall on all garage and ceilings, all drywall is glued and secured in accordance with IRC building code, level 4 drywall finish on all walls, SW flat ceiling paint on all ceilings, SW duration flat paint on all walls, SW semi-gloss on all interior doors and trim, and garage and closets painted flat white. The trim work includes 5 1/4 MDF baseboard, 3/4 MDF shoe mold, and 3 1/2 inch MDF casing around all doors.
Our homes also include luxurious finishes, such as Level 1 quartz or granite countertops and sink in the kitchen, Level 1 quartz on all vanities in bathrooms, luxurious kitchen cabinets and bathroom vanities, and Level 1 flooring throughout the entire home, 12-inch wire shelving in all closets.
